I am a serial entrepreneur having started seven businesses and owned two different franchises. As a real estate investor I have owned investment property in five different states at the same time. I failed a lot! But I just happened to have succeeded a little more than I failed.

It depends on personality, gifting and skills… Most people need to pay off their debt before buying a rental property, but if you happen to be more entrepreneurial-focused and are able to generate additional income to help you build assets, then paying off debt can come later. Billy also recommends watching some of our vlogs that we have posted on our website and social media pages, since they touch on this topic.
If you can pay off a debt and buy a rental property, do both. It doesn’t need to be an either or proposition – you can determine an amount to use every month or quarter over and above your student payment to pay down the student debt.
Be scouting for specific properties that would be good buys, and stay active in the real estate market and one property could pay off the entire student debt just by buying it and flipping it in about a year. Once you learn how to look for a property, you don’t have to be limited to buying and renting. Two things that tell you you’re getting a good deal are: the situation of the seller and the condition of the property.
