Episode Show Notes

Beyond Investment: Developing a Real Estate Enterprise

Understanding the Business Model Canvas

  • Start treating real estate as a business rather than just an investment.
  • Treat real estate as a business and not just a side hustle.
  • Business Model Generation Canvas is a framework for describing products or services.
  • Define and document your vision for a real estate portfolio.
  • Get an understanding of the costs and activities required to deliver real estate services.

    Building a Real Estate Business

    • Recognize the need for partnerships in real estate, such as property management, cleaning, and repair teams.
    • Build relationships with service providers for smooth operations.
    • Business Model Canvas can uncover additional revenue streams.

    Customer Relationships and Listening

    • Listen to your customers to understand their needs and preferences.
    • For example: a short-term rental with a boat dock adds an additional revenue stream.
    • Customer relationship management is covered in the Business Model Canvas.
    • Listening to customers can reveal new opportunities and improve services.

    Value Proposition and Vision Statement

    • BMGC includes a value proposition for the product or service, target audience, and unique selling proposition.
    • The value proposition guides decision-making and aligns with the vision statement.
    • Keep emotions in check and focus on numbers when making business decisions.

    Customer Segments and Targeting

    • Attracting the wrong customer segment will impact overall customer satisfaction.
    • Target the right customer segment for high-end properties.
    • Market high-end properties separately to avoid confusing your brand.
    • Align customer segments with the value proposition.

    Revisiting the Business Model Canvas

    • Revisit the BMGC at different stages: zero canvas, six months, one year, and beyond.
    • Get good market research and forecasting in the initial stages.
    • Tweak the value proposition and key activities over time.
    • Look into WealthBuilders Business Coaching Program.
