I had a great mentor who taught me some secrets to screening bad tenants. Early is my real estate investing career, my mentor asked me to come on a ride with him to visit a potential tenants current apartment to sign rental application. I was wondering why he was taking me to this property. As I was wondering why, my mentor said, “Billy, all you need to know about a future potential tenant is how they are living in their CURRENT residense. WOW! He was so right! Seeing how they live currently (i.e. pets, cleanliness, and how they treat the property) will tell you everything about how they will live in YOUR property
